Water Heater Trouble - Early Warning Signs
The average life
span of a Hot Water Heater is 10 to 15 years. Are you wondering
how long your Water Heater will last? The following are
signs that
your Water Heater may need to be replaced.
Crackling
Noise
Do you hear
snapping, popping and crackling when the water heater turns on?
This can be caused by the inner lining of the tank corroding over
time with regular use. Once the lining wears away the outer wall
of the tank will rust away
and you will see water pooling at the base of the tank.
Rust
at the Base of the Tank
Can
you see rust along the bottom of your water heater? If the outside
of your tank has visible corrosion at the joint of the tank wall and
base the heater the tank has begun to give way and it's a matter of
time before it will start leaking.

Consider a WAGS valve. Rust
at the Connections at the Top of the Tank
Rust
at the connections on top of the tank can be caused by an electromagnetic
reaction between the metal that makes up the tank and the metal that
makes the connection. Once the top of the tank starts to leak it's
time to replace the tank.
Soot
on Top of the Tank (Gas Only)
Is
there a thin layer of soot (black dust) on top of the tank? Soot build
up is caused by a misaligned, improperly built or malfunctioning gas
burner causing a cold flame which can cause condensation thereby causing
the
tank
to corrode prematurely. Soot can be an indication of a possibly
dangerous problem. If there is soot on top of your water heater, shut
down the heater and have it checked out by a certified
carbon monoxide repair
technician.
Hot
Water Smells like Sulfur (or Rotten Eggs)
Caused by hard water or poor water PH deposits and the
deterioration of the inner lining of the tank. Once
the lining wears away the outer wall of the tank will rust away
and you will see water pooling at the base of the tank.
Water
at the Base of the Tank
The
most obvious hint that you may want consider replacing your hot water
heater. If the tank is leaking you should replace it as
soon as possible.
